How do I tell whether my roof needs repair or full replacement?
Age and the extent of the damage decide it. Isolated damage on a roof with years of service left is a repair. Widespread granule loss, repeated leaks in different locations, sagging decking, or a roof near the end of its rated life is a replacement. A contractor should show you photos of what they found.
Replacement is usually the better investment when:
- Leaks keep appearing in different places
- The roof is at or near the end of its rated life
- Decking is soft, sagging, or shows water staining from below
- The home is in a wildfire area and the current roof is not Class A rated
Why do roofing quotes vary so much between contractors?
Quotes vary because the scope varies. One bid may include tear-off, new underlayment, and dry rot allowance while another covers a layover with minimal prep. Material grade, warranty terms, and whether permits are included also differ. Compare line items, not totals.

Stone-coated steel vs asphalt shingle: which is the better choice?
Asphalt costs less upfront and suits shorter ownership horizons. Stone-coated steel costs more initially but carries a Class A fire rating, resists wind and impact, and lasts substantially longer. In California wildfire areas, fire rating often moves the decision more than price does.

What should I expect during a roof replacement?
Expect an inspection and written scope first, then permitting, material delivery, tear-off, deck repair, underlayment, and installation, followed by inspection and cleanup. The unpredictable step is deck repair, because dry rot is only visible once the old roof is off. Ask how that is priced beforehand.

Is any licensed roofing contractor qualified to install a metal roof?
No. A license confirms legal standing, not product-specific training. Stone-coated steel systems have manufacturer-specified fastening patterns, batten layouts, and flashing details. Installing them incorrectly can void the material warranty. Ask which systems the contractor is trained on and how many they install per year.
Verify before you sign:
- An active California contractor license, checked directly through the CSLB, plus current insurance
- Manufacturer training or approval for the specific system being installed
- Both warranties in writing: manufacturer material coverage and contractor workmanship coverage
